25. Is a Big Backyard Overrated in Florida?

@branthebroker

Your own paradise, or a waste of space? 🤔 A trend that I’ve been seeing in many of the new construction communities and new construction homes here in Florida is having smaller backyard spaces, and sometimes almost no backyard at all. Sometimes there’s enough space for a pool, or a pergola area – and sometimes the space is used for a rear garage with a covered lanai area. What do you think of this trend? Do you a small backyard, big backyard or no backyard at all? Would you buy a home with this feature? #orlando #orlandoflorida #newconstruction #luxury #realestate #luxuryhome #hometour #backyard

The allure of a spacious backyard is undeniable. However, in the Sunshine State, where outdoor living is a way of life, the question arises: Is a big backyard truly essential, or are there other factors that hold more weight when searching for a Florida home?

Arguments for Smaller Yards:

  • Lower Maintenance: Smaller yards require less time and effort for mowing, trimming, and landscaping, freeing up valuable time for leisure activities.
  • Reduced Water Usage: Smaller lawns require less water, which is crucial in a state prone to drought and water restrictions.
  • Lower Costs: Smaller yards generally translate to lower property taxes and potentially lower insurance premiums.
  • Increased Privacy: In densely populated areas, smaller yards can offer more privacy than sprawling lawns, which may be overlooked by neighbors.
  • Focus on Indoor-Outdoor Living: Florida’s climate encourages indoor-outdoor living. A well-designed patio or lanai can provide ample outdoor space for relaxation and entertaining, even with a smaller yard.

Arguments for Larger Yards:

  • Privacy and Seclusion: Larger yards offer greater privacy and seclusion, especially in suburban or rural areas.
  • Outdoor Activities: Ample space for children to play, pets to roam, and hobbies like gardening or outdoor sports.
  • Pool Potential: Larger yards provide more options for installing a pool, a popular amenity in Florida.
  • Increased Property Value: In many cases, larger lots and spacious backyards can significantly increase property value.
  • Peace of Mind: A spacious backyard can provide a sense of peace and tranquility, offering a private retreat from the hustle and bustle of everyday life.

The Verdict:

Ultimately, whether a big backyard is “overrated” depends entirely on individual preferences and lifestyle.

  • For those who prioritize low-maintenance living, water conservation, and a focus on indoor-outdoor living, a smaller yard may be ideal.
  • For those who value privacy, outdoor activities, and a strong return on investment, a larger yard may be more desirable.
