55+ Community or Regular Neighborhood? How to Choose in Central Florida
If you're 55 or older and moving in Central Florida, one of the first questions is whether to buy in a 55+ community, like a Del Webb, or in a regular neighborhood. I've toured every Del Webb community in Central Florida, and a lot of my 55+ clients ended up choosing a regular neighborhood. Here's what I've learned from both.
Why people love 55+ communities
- A built-in social life. Clubs, events, and neighbors at the same stage of life.
- Amenities made for you. Clubhouses, pools, fitness centers, pickleball, and often a lifestyle director planning activities.
- Quieter streets. Fewer young kids and less traffic.
- Homes designed for this stage of life, usually single-story with easier layouts.
Why many of my clients chose a regular neighborhood
When I asked my 55+ clients why they passed on 55+ communities, two answers came up again and again:
- They didn't want a tight-knit, everyone-knows-your-business feel, or as many rules about how they live.
- The HOA fees. They found the monthly fees in 55+ communities higher than in other communities that still have resort-style pools, clubhouses, and amenities.
Other things to think about: whether the grandkids can visit and stay as long as you'd like, how many buyers you'll have when it's time to sell, and whether you want a mix of neighbors of all ages.
What to compare before you decide
- The full monthly cost: HOA, any CDD, taxes, and insurance, not just the price of the home.
- The rules: guests, rentals, parking, pets, and what you can change on your home.
- The amenities you'll actually use, not just what looks good on the tour.
- The location: how far you'll be from doctors, family, shopping, and the airport.
- Resale: who your future buyers are and how quickly homes in that community sell.
Either way, bring me on the first visit
Many 55+ communities in Central Florida are still building new homes, and most builders only let you use your own agent if that agent was with you, or registered, from your first visit. Call or text me at 407-212-7381 before you tour, and I'll go with you or register you. Having me usually costs you nothing extra.
Not sure which fits you?
Tell me how you want to live, and I'll show you options in both, with the real monthly costs side by side.
