Buying a New Construction Home in Central Florida
Most of the homes I sell to buyers are brand new. I've helped buyers purchase new homes from builders across Central Florida, and I know how builder contracts, incentives, and timelines work.
Bring me on your very first visit
This is the one rule that matters most. Bring me with you the first time you visit a builder's model or sales office, or call me before you go so I can register you. Most builders only let you use your own agent if that agent was with you, or registered, from your first visit. If you go in alone and sign their guest card, you may lose the chance to have someone on your side.
Having me usually costs you nothing extra. The builder typically pays my commission, and the price of the home is the same either way.

What I do for you
- Help you pick the right community and builder for your budget, commute, and the kind of home you want.
- Choose the right lot. Location in the community, what's behind you, and which way the house faces all matter, now and when you sell.
- Look out for you on the contract. Builder contracts are written by the builder, for the builder. I go over the deposit, deadlines, and what happens if the build runs late.
- Make the most of incentives. Builders often offer closing cost help or a lower rate if you use their lender. I help you compare that with your other options.
- Spend smart on upgrades. Some upgrades add value when you sell, others don't. I'll tell you which is which.
- Stay on top of the build. I keep you updated, help line up independent inspections, and go through the final walk-through with you so nothing gets missed.
