Buying a Home in Central Florida After 55
More and more of my clients are 55 and up. Some are retiring here from up north, and some are local and ready for a smaller, easier home. Most of them didn't end up in a 55+ community, and that's fine. The right home is the one that fits how you want to live.
I'm a licensed broker, I sell a lot of new construction, and I also buy houses for cash. So I can help with both sides of your move: finding the next home, and selling the one you're leaving.
What my 55+ buyers usually want
- One story. No stairs now, no stairs later.
- Less upkeep. A newer home, a smaller yard, or a community that handles the lawn.
- Fees that make sense. HOA and CDD fees can add hundreds a month. I'll show you the full monthly cost before you fall in love with a house.
- Room for family. A guest room for the grandkids, or a plan with an in-law suite.
- Close to what matters. Doctors, shopping, the airport, and family.
55+ community or regular neighborhood?
I've toured every Del Webb community in Central Florida, including the newest one in Horizon West, and many of my 55+ clients chose a regular neighborhood instead. Both can be great. Here's how to decide which one fits you.
Buying new construction?
Most new homes I sell are new construction, and a lot of builders offer single-story plans that work well for this stage of life. Bring me with you on your first visit to any builder, or call me before you go so I can register you. Most builders only let you use your own agent if that agent was with you, or registered, from the start. Having me usually costs you nothing extra. See how I help new construction buyers.
Paying cash or getting a loan
A lot of buyers at this stage can pay cash, and it can make your offer stronger. Some still choose a loan to keep money free for other things. That's a decision to make with your financial advisor or CPA. Either way, I'll make sure your offer is set up the right way, and that you know your full monthly cost, including taxes, insurance, and any HOA or CDD.
Selling the home you're leaving
- If it's here in Central Florida, I can list it for top dollar, or make you a cash offer if you'd rather skip repairs, showings, and cleaning out 30 years of stuff. You'll see both numbers side by side.
- If it's out of state, I can connect you with a trusted agent where you live, so both moves stay on the same timeline.
Let's talk about your move
Tell me a little about what you're looking for and where you're moving from, and I'll send you a few homes and communities that fit.
