Villa Pass is a Maronda Homes community in south Lake County. The builder lists it under Groveland, and many homes have Mascotte addresses. I've helped buyers purchase here in 2024, 2025, and 2026, so I know this community and Maronda's process well.

The homes
- Floor plans up to about 3,230 square feet, with up to 6 bedrooms and 4.5 baths
- Smaller plans start around 1,760 square feet with 3 bedrooms and 2 baths
- Open layouts with first-floor ceilings up to 9'4"
- Paver driveways, walkways, and patios, 42-inch kitchen cabinets, ceramic tile, and a 2-car garage
- Fiber internet and cable are included
Prices and fees
As of fall 2026, plans started in the mid-$340s, and new homes here have been listed from the mid-$300s to the high $400s. Villa Pass has no CDD fees, and the builder describes the HOA as low. Ask me for the current dues.

- Close to SR-50 and the Florida Turnpike
- Shopping and restaurants about 5 to 10 miles away, with more in Clermont
- About 16 miles to Lake Louisa State Park and about 27 miles to Walt Disney World
